James Hardie Garage Conversion ADU: The Woodland Hills Owner’s Guide

We stock and install James Hardie-compatible siding, trim, and panel components for garage conversion ADUs throughout Woodland Hills, with most replacement work priced between $1,800 and $5,400 depending on the part and how much surrounding material needs to come off. Most owners discover a failed piece of Hardie siding or trim during Woodland Hills’ late-summer heat, when years of UV exposure and the valley’s temperature swings finally cause a board to crack, warp, or pull away from the wall. If you’re seeing a gap, a split, or rust-colored staining below a Hardie board, that’s the part telling you water is already finding its way behind the cladding.

Which James Hardie Models This Applies To

We work with the full James Hardie siding and trim line on garage conversions in Woodland Hills: HardiePlank lap siding, HardiePanel vertical siding, HardieTrim boards, HardieSoffit panels, and HardieBacker board used as a substrate behind stucco or tile where a garage wall meets the new ADU envelope. The version matters because a part bought off the shelf at a big-box store may not match what was installed five years ago. HardiePlank comes in 4×8 panels and lap boards in 5/4-inch and 1/2-inch thicknesses, and the color-matched trim pieces are cut from the same fiber cement stock, not painted wood, which is why a faded HardiePlank lap board next to a newer piece can look close but not quite right.

If you can still read the barcode or the printed label on the back of a loose piece, the manufacturing code will tell us the lot number and color formula. If not, we measure the board thickness and check the profile against the current James Hardie catalog. One compatibility gotcha we see often in Woodland Hills: homes built before 2010 frequently used a now-discontinued HardiePlank profile with a slightly narrower shadow line, and the current replacement board sits 1/8 inch prouder off the wall. You can shim it or you can replace the run, but it has to be done deliberately. We stock OEM James Hardie when the customer asks for it, and we also carry select aftermarket fiber cement from CertainTeed and Allura where the profile, texture, and color match is close enough to be invisible from the street. For garage conversions where the ADU addition meets existing Hardie siding, we usually recommend OEM on the transition boards and aftermarket on long, uninterrupted runs.

Signs Your James Hardie Garage Conversion ADU Is Failing

  • Hairline cracks running vertically along the face of a board. Hardie boards don’t crack from impact alone; they crack when water gets behind the board, the framing swells, and the fiber cement flexes beyond its limit. By the time you see the crack, moisture has been working on the wall cavity for at least a season.
  • Rust-colored staining where the board meets the corner trim. That’s the metal corner flashing oxidizing after years of contact with the fiber cement’s silica and alkaline surface. The board itself isn’t rusting; the flashing behind it is.
  • Boards that have pulled away from the wall at the bottom edge. In Woodland Hills, this usually traces back to sprinkler overspray hitting the lower course of siding. Fiber cement wicks that moisture differently standing on end than it does lying flat, and the bottom board is the one that pays for it.
  • Caulk lines that have gone stiff, cracked, or fallen out at the butt joints. Hardie siding is installed with a small gap at each butt joint, and that gap is caulked. When the caulk fails, water gets a direct path to the cut edge of the board, which is the most absorbent part.
  • White chalky residue on dark-painted Hardie boards. That’s efflorescence, minerals leaching out of the fiber cement after repeated wet-dry cycles. It’s a sign that water is saturating the board more often than it should, not just a cosmetic issue.

Replacement Cost & What’s Included

For a typical Woodland Hills garage conversion ADU, replacing failed James Hardie components runs $1,800 to $5,400 installed. On the lower end, that’s a single 12-foot HardiePlank board removed and replaced, with the butt joints caulked and the board painted to match the existing color. On the upper end, it’s a full elevation of siding around a failed penetration, new flashing, new house wrap, repainting the whole wall, and sometimes removing and re-setting a window or door that was installed over the failed area. Most of our James Hardie garage conversion repairs land in the $2,200 to $3,800 range.

Every estimate from Seedling ADU Woodland Hills includes the part itself, the labor to remove and replace it without disturbing the surrounding boards, all flashing and sealant, and paint-matching. We don’t bid a low number and then add a “mobilization fee” or a “disposal charge” after the fact. The price you get in writing before we start is the price you pay when the crew leaves. The workmanship is covered under our 365-Day Done Right Promise, which means if the repair fails within a year for any reason tied to how we installed it, we return and fix it at our cost.

DIY or Call Us?

There are a couple of things a Woodland Hills homeowner can safely check before calling anyone: whether a sprinkler head is spraying the lower course of siding, and whether a downspout extension has pulled loose and is dumping roof water against the wall. Fixing those two things costs under $40 and will slow down whatever is failing.

Then there’s everything else. Cutting fiber cement releases silica dust, which is a serious respiratory hazard without proper dust collection. A HardiePlank board weighs about 2.3 pounds per square foot, so a 12-foot board is closer to 25 pounds and awkward on a ladder. And the real problem is this: the visible cracked board is rarely the only damage. We pull a failed board in Woodland Hills and about half the time we find the sheathing behind it has been rotting quietly for two seasons. That’s the job you want a crew with respirators, scaffolding, and a written plan for, not a Saturday with a circular saw. If the damage is more than you want to look at, call (559) 249-3776 and we’ll walk you through what we’re seeing and what it’ll take.
